Our Rental Dwelling Policy includes these coverages on your insured property and your personal liability all subject to policy limits:

  • Chipping of Sink
  • Explosion
  • Windstorm, Hail
  • Smoke
  • Collapse of Building caused by perils
  • Paint Spill
  • Damage to Trees, Shrubs and lawns caused by certain perils
  • Building glass breakage
  • Riot or civil commotion
  • Some types of water damage
  • Falling objects within dwelling
  • Vandalism or malicious mischief
  • Weight of ice or snow or sleet
  • Freezing of plumbing system
  • Aircraft
  • Certain building damage
  • Backing up of ice or snow under shingles
  • Tearing or bulging of water heating appliances
  • Water escape from plumbing, heating, air conditioning systems or household appliances
  • Moisture damage caused by malfunctioning thermostat
  • Siding damaged by missiles
  • Business liability
  • Medical payments (other than to insured and tenants)
  • Cost of defending covered suits (whether you are liable or not)
  • and many other losses not specifically excluded.


Protection for your loss of rents

Following an insured loss this coverage provides reimbursement for the actual rent loss sustained for up to 12 months.

Increased Limits

To meet your individual needs, increased limits are available for:

Replacement Cost Dwelling Coverage (Optional)

There is no deduction for depreciation if your dwelling is repaired or replaced following a loss.

Inflation Coverage

This automatically adjusts the amount of coverage on the dwelling and personal property to offset the effects of inflation. The changes are based on the movement of an inflation index and are reflected in the premium on each renewal.

Losses Not Insured

While the Rental Dwelling policy provides comprehensive coverage, it does not provide coverage for every loss.

Loss Settlement Provisions

Personal Property:

Limited Replacement Cost Loss Settlement - Provides payment based on the cost to repair or replace the damaged property at the time of the loss, if actually replaced.

Depreciated Loss Settlement - Provides payment based on the cost to repair or replace the damaged property less depreciation at the time of loss.


Protect your Property from Loss

  • Install smoke detectors.
  • Have all purpose fire extinguishers available.
  • Have heating and electrical system serviced professionally on a regular basis.
  • Check for fire hazards regularly.
  • Use Flammables properly.
  • Install adequate locks on doors.
  • Don't leave personal property in plain view in unattended places.
  • Record Serial Numbers of high value items.
Take An Inventory

Complete an inventory form with photographs or video tapes of the contents of each room and store it in a safe place away from your dwelling. Should a loss occur, it will help you determine what was damaged or stolen and its value.
