Our Rental Dwelling Policy
includes these coverages on your insured property and your personal
liability all subject to policy limits:
- Fire
- Lightning
- Falling Objects
- Insured Property Damaged by Vehicles
- Scorched Surface
- Chipping of Sink
- Explosion
- Windstorm, Hail
- Smoke
- Collapse of Building caused by perils
- Paint Spill
- Damage to Trees, Shrubs and lawns caused by
certain perils
- Building glass breakage
- Riot or civil commotion
- Some types of water damage
- Falling objects within dwelling
- Vandalism or malicious mischief

- Weight of ice or snow or sleet
- Freezing of plumbing system
- Aircraft
- Certain building damage
- Backing up of ice or snow under shingles
- Tearing or bulging of water heating appliances
- Water escape from plumbing, heating, air
conditioning systems or household appliances
- Moisture damage caused by malfunctioning
thermostat
- Siding damaged by missiles
- Business liability
- Medical payments (other than to insured and
tenants)
- Cost of defending covered suits (whether you are
liable or not)
- and many other losses not specifically
excluded.

Protection for your loss of
rents
Following an insured loss this coverage provides reimbursement
for the actual rent loss sustained for up to 12 months.

To meet your individual needs, increased limits are available
for:
- Other structures
- Business liability
- Personal property
- Premises medical payments
Replacement Cost Dwelling
Coverage
(Optional)
There is no deduction for depreciation if your dwelling is
repaired or replaced following a loss.
Inflation
Coverage
This automatically adjusts the amount of coverage on the
dwelling and personal property to offset the effects of inflation.
The changes are based on the movement of an inflation index and are
reflected in the premium on each renewal.
Additional
Coverages
Your Rental Dwelling Policy includes coverage for:
- Debris removal — Covers reasonable expense to remove
damaged property following a covered loss.
- Temporary Repairs — Covers temporary repairs incurred to
protect covered property from further damage.
- Credit Card, Bank Fund Transfer Card, Forgery and
Counterfeit Money
- Refrigerated Products - Covers loss to the contents of an
on premises refrigerator or freezer resulting from power or
mechanical failure.
- Locks - Pays to re-key the exterior locks to your home if
your keys are stolen in conjunction with the theft or other
insured property.
- Sewer Backup - May cover building and property for losses
caused by water which backs up through sewers, drains or sump pump
system unless caused by your negligence.
- Trees, Shrubs and Other Outdoor Plants
- Fire Department Service Charge
- Property Removed — Endangered property is covered for up to
30 days at a different location.
- Arson Reward
- Land - Replace, stabilize or restore land when necessary to
support the dwelling following a covered loss.
- (Earthquake coverage is available for an additional
premium)
- Claim Expenses - This includes expenses we may incur in
defending a lawsuit brought against you for damages covered under
the policy.
- First Aid Expenses - Provides for first aid expenses for
people other than an insured for bodily injury covered by the
policy.
- Damage to property of others

Losses Not
Insured
While the Rental Dwelling policy provides
comprehensive coverage, it does not provide coverage for every loss.
Examples of losses not insured include:
- Water damage caused by flood or underground water.
- Earth Movement, such as earthquake or landslide.
- Damage caused by settling, deterioration, contamination or
nuclear hazard.
- Damage caused by birds, vermin, insects or domestic
animals.
- Liability Losses resulting from professional liability or
intentional injury to others.
- Providing or not providing professional services
- Ownership, operation, use, or maintenance of aircraft,
motor vehicles and certain watercraft.
Loss Settlement
Provisions
Personal Property:
Limited Replacement Cost Loss Settlement - Provides payment
based on the cost to repair or replace the damaged property at the
time of the loss, if actually replaced.
Depreciated Loss Settlement - Provides payment based on the
cost to repair or replace the damaged property less depreciation at
the time of loss.

Protect your
Property from Loss
- Install smoke detectors.
- Have all purpose fire extinguishers available.
- Have heating and electrical system serviced
professionally on a regular basis.
- Check for fire hazards regularly.
- Use Flammables properly.
- Install adequate locks on doors.
- Don't leave personal property in plain view in
unattended places.
- Record Serial Numbers of high value items.

Take An
Inventory
Complete an inventory form with photographs or video tapes of
the contents of each room and store it in a safe place away from your
dwelling. Should a loss occur, it will help you determine what was
damaged or stolen and its value.
